A publicly listed real estate investment TRUST (REIT) which manages a diverse portfolio comprising of 111 properties.
To efficiently handle this portfolio, the company has
opted for a strategic approach by outsourcing
property management responsibilities to three
distinct property managers. The primary objective of
a recent project undertaken by the company was to
implement a solution emphasising data ownership,
expediting automated reporting processes, and
enhancing capabilities for in-depth analytical insights.

The Requirement
The Decision Inc. team successfully conducted a comprehensive data landscape review and meticulous data flow analysis of the existing processes.
Subsequently, they formulated a tailored data solution, encompassing data management and a data warehouse, aligning precisely with the client’s specified requirements. Notably, the project faced challenges such as a constrained fixed budget, predetermined prior to project initiation.
Additionally, the dataquality from third-party sources raised concerns, posing a potential hurdle. The cooperation from these external sources proved to be lacking, further complicating the project dynamics.
Moreover, latent manual processes surfaced postestimation and budget finalization, necessitating adaptability in the project approach to address unforeseen intricacies
The Solution
The project unfolded in distinct phases, initiating with the completion of the data solution analysis.
Subsequently, Decision Inc. executed an ERP implementation. Data integration from upstream ERP systems was developed to run monthly transactional and journal integration.
Additionally, the project included the development of a finance data warehouse, which centralised data from the ERP and other upstream source systems. Monthly snapshot allowed for historic reporting.
Simultaneously, the development of Qlik Sense BI and nPrinting models leveraged the data from the data warehouse to enable automated reporting and self-service analytics. The full scope of this project covered a comprehensive and sequential approach towards achieving the outlined objectives.

The project’s key benefits revolved around strategic goals aimed at liberating the company from historical dependencies on third parties and even competitors. The non-measurable return on investment (ROI) encompasses enhanced data ownership, competitive advantage, and strategic positioning for growth while maintaining operational efficiency.
In terms of measurable ROI, the manual reporting time saved is a critical metric.
